The coldest address we work at

Blackheath sits at about 1,065 metres, near the highest point on the mountains, and the numbers tell you what a roof is up against. Local topography drains cold air into the valleys and typically keeps overnight minimums between roughly minus three and five degrees, with a record low of minus 3.6. A typical winter brings around two settled snowfalls plus five to ten days of lighter snow showers. Frost is routine.

Almost all of it is detached housing — 96.2% of occupied private dwellings at the 2021 census were separate houses — spread along Govetts Leap Road, up Hat Hill Road, and through the streets around Memorial Park and the Rhododendron Gardens on Bachante Street.

Why mortar does not survive here

A bedded ridge cap is mortar holding a tile down. Mortar absorbs water. Water that freezes expands by roughly a tenth of its volume, and it does that inside the mortar, pushing it apart from within. Blackheath gives a roof more of those cycles per winter than anywhere else on this list.

The result is predictable: hairline cracking, then pieces lifting out, then caps that rock underfoot, then rain entering at the top line of the roof and running the length of the framing. Finding grey crumbs in the gutter means it has already started.

The right repair is to rebed the caps and repoint with a flexible compound that tolerates movement — not a rigid sand-and-cement mix that will crack again on the first hard frost.

What settled snow does

Snow load on a mountains roof is rarely a structural problem, because the pitches here are steep. The problems are at the edges: snow and ice sitting in gutters and valleys, meltwater backing up under tile ends, and ice in a downpipe that has nowhere to go. A steel roof sheds it faster than tile, which is one real argument for Colorbond up here.

Timing matters more at this altitude

We will not coat or repoint a roof the afternoon before a freeze — it has to cure first. Work gets booked into settled windows, and we would rather move a job than do it twice.
